Modular Build is a privately owned company established to drive innovation in construction methods with the aim of increasing efficiency and reducing costs. Since our incorporation in 2016 we have researched and developed our manufacturing and construction systems to provide a sustainable and competitive panelised housing system. We are proud of our working partnerships with OC Detailing and J.Davies Building who share our desire to fundamentally change the way we build.


We provide a panelised, open cell, factory manufactured building system. The structures are based on light steel framing (LSF) and are delivered to site in pre-constructed cassettes. The floor and roof cassettes have 22mm OSB factory fitted and the wall cassettes have Weather Defence Board factory fitted.

All structures are secured, semi-weathered and commissioned by our Modular Build services team.

Most design types can be manufactured in LSF. Our design engineers work with your architectural plans to produce an LSF solution that comes with full CDM compliant technical data, are NHBC and LABC compliant and approved by nearly all of the high street mortgage lenders. We then draw up manufacturers templates for fabrication.


Our ethos is to simplify complex technical processes to be commercially viable. Quality, affordability, sustainability and timely delivery are key objectives in all designs
and specifications. All our LSF projects are built to exacting standards and meet the requirements of
ISO 9001 Type for quality. Based on the standard steel frame, houses may be up to three storeys high and apartments up to 11 storeys high. We can build to greater heights but there may need to be additional structural components included to meet the demands of the project. These will be site specific and individually assessed and costed at the time.


Our volumetric superstructure build approach avoids the time, cost and risk of engaging trades in the traditional manner and the waste, transport and delivery logistics that accompany them. We therefore offer the opportunity to complete the weathered shell in approximately a third of the time it would normally take to build the equivalent by traditional methods.
